On the ground floor, the living room, a closet with library, a dining room with fireplace adjoining the large kitchen, a communal bathroom, the first bedroom disabled suitable, with twin beds, mini-fridge, private bathroom with shower and hairdryer at the wall.
On the first floor a hallway serves 4 bedrooms all equipped with fridge, safe, mosquito nets, private bathroom with bath-tub or shower and hair dryer at the wall.
Each one's different from the other, the romantic one , the charming one with its white roses at the window, the peaceful one with an intimate doublebed on the corner and the panoramic room, with twin-beds and bright curtains.
On the second floor, the suite in the tower is a prestigious ambience of 65 sqm for two people, lighted by five panoramic windows facing a spectacular view, a cosy living room with fireplace, luxury master bedroom with a delightful canopy bed and a bathroom with "Devon" bath tub and shower, hair dryer apart and courtesy set.
OUTSIDE
Outside it is surrounded by twelve hectares of agricultural land including a wood, an olive grove and fields for the cultivation of saffron, grains, aromatic herbs and vegetables.

GOOD TO KNOW
The villa is independent, located inside a tiny village. The owners live opposite.
In all bedrooms, living room / dining room and study, wi-fi fast-internet on request using guest owned PC.
Pets NOT allowed.
Children policies:
the children in a group have to be communicated before in reservation time.
Are not allowed groups with more than 2 children
Children bedrooms are chosen by the owners and it's not allowed to change them during the stay without previous communication
The property has the right to not accept children , whose presence was not previously communicated.
Swimming pool normally open from May to September inclusive (exact opening and closing dates depend on the yearly calendar).
The maximum height of the pool is 1.40 meters.
The pool is open from 9.30 a.m. to 8 p.m..
Heating from October to April.
There is not a washing machine available but there is a laundry service available upon request, extra charge.
You need a car to reach the Villa( the villa is located hill top, 1.5 km off the main road along a rough road)

Check-in operations:
To comply with the laws on public security, guests must give copy of passport for each person staying and sign the authorization to personal data use.
2000,00 EURO security deposit by credit card, which will be torn up after the control of the good condition of the Villa to be verified within 48 hours of departure.
3.000,00 EURO security deposit IN CASE OF CHILDREN
Check-out:
Please leave the villa by 10 a.m. on departure day in good order of cleanliness, including dish washing.
Daily Tours:
Siena, Florence, Lucca, Pisa, Arezzo easily reachable by own car, by private organized tours or public transport, and the beautiful medieval art and enogastronomy centres of Montalcino, Pienza, Montepulciano, Volterra, Certaldo.
