Warm and welcoming, this is an ancient, XVth century villa, recently restored by a sensitive and art historically conscious architect and designer who has chosen to preserve the very best of the Tuscan tradition where nature and culture have mingled for centuries. The antique spaces have been reinvigorated, made more comfortable and personalized whilst using traditional local materials, rough stone, terra cotta, wrought iron, wood.
There are six complete and elegant, well-appointed apartments, complete with stylish fitted bathrooms and kitchens.
Eeach apartment has its unique style, with precious materials and an unforgettable view through the window. Each one connects with the central patio which has large tables and barbecue. For families who wish to keep an eye on the children or the elderly and nevertheless preserve their privacy, some apartments open up. And bicycles are provide to cycle into the nearby villages. Getting about

Villa Agostini is 12 kilometres from Sienna, 80 km from the beach and renowned spas.
The villa is ideally suited to visit truly legendary Tuscany: Sienna, Chianti, Val d’Orcia, ancient villages, medieval cloisters and landscapes which have inspired the world’s greatest artists.

The ideal place for an inspirational holiday. Stroll to the village and back, dine at the pizzeria and trattoria nearby. Go for a swim in the nearby Mersa river, horse-back riding in the local Riding Centre. You’re a short bis ride away from Sienna and a walk away from the larger village of Rosia whihc boasts shops, bars, restaurants, pharmacy everything you might need.

The nearest airport is Pisa or Florence, which Ryan Air , Easy Jet and other air companies fly you to from every major city in the world. Hiring a car is the best option afterwards but there are plenty of trains .

Located on the ground floor, it has a terrace with a wooden teak deck to dine outside facing the fields.
The living room has large openings and a dining table for 6/8 persons. The separate kitchen area is spacious and modern, with dishwasher, washing machine, large fridge and gas cooker, and microwave oven. Two double rooms share a bathroom with shower, stone basin and travertine cladding. Stylish teak furniture and wrought iron bedsteads. Central heating.

The outdoor area has a barbecue, relax chairs and confortable benches, canvas umbrellas. Outdoor shower is available.

suite 2 (4 sleeps)

Located on the ground floor it has an independent entrance through a small patio, a kitchen and dining area inside a reconverted old wood oven, the living area and two double rooms. The kitchen has a gas cooker, fridge and microwave oven. The bedrooms have a nice view on the cultivated fields. Bathroom with shower, stone basin and wooden/glass elements. Central heating.
The outdoor space is a stone patio, with relax chairs, teak dining tables and benches, stone carved washing basin. The pizzeria with wood oven is just a behind the corner.

suite 3 (4 sleeps)

Located on the ground floor it has an independent entrance on the secondary patio but is also connected with the central courtyard through a large kitchen/dining area. The living has been organized inside the old cellar with preserved XIII century tufo walls and huge wooden beams. The two double bedrooms face the central courtyard. The bathroom has a contemporary design bathtub and sink. Kitchen has electric cooker, microwave and fridge. Central heating.
The guests can use the small patio for their breakfast and the other one to dine with other guests in the evening. The pizzeria with wood oven is just a behind the corner.

Located on the first floor this apartment has exceptional quality of spaces and furniture, with a double height living area which benefits from a view on the fields;the kitchen has a large fridge, washing machine and dishwasher, and a contemporary design gas cooker. Teak furniture to ralax and dining table accommodates 10 people.

NB : suite n°5 hosts 4 persons but its entrance, living room and kitchen can be shared with apartment n°4 (1 en suite bedroom). This allows to accommodate large families or friends who wish to share the living area while keeping their own privacy.

The entrance is located on the backside of the villa, through a small staircase. The apartment is ideal for a single person or a couple who wish for a romantic stay: it has an elegant bedroom with a four-poster teak bed, a kitchen and dining (gas cooker, microwave oven and fridge) and a separate bathroom with shower and stylish contemporary finishing.
